This is a family friendly complex. Quiet hours are STRICTLY enforced between 10 PM- 9 AM. This condo does not have a grill.

3/2 condo. Sleeps 8. Master: King. 2nd bedroom: Queen. 3rd bedroom: Queen. Living Room Queen Sofa Sleeper. No Pets Allowed. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email.
This is a family complex, no parties, quiet hours strictly enforced.

Host must be 25 years of age or older to make a reservation and must be staying at the property for the duration of the stay. This condo comes with 2 parking passes and 8 wristbands. If you more than 2 vehicles there is additional parking less than 1 mile away. No trailers, campers or RV's allowed. No portable grills or open flames. No smoking inside the condo or on the patio. No pets allowed. Family friendly condo with no tolerance for profanity or vulgar music. This condo has a maximum occupancy of 8 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed.

This condo is impeccably decorated and comes fully furnished. The living room has an amazing view of the river and opens out to a fabulous covered patio with comfortable seating. The living room has a Queen size sofa sleeper. The kitchen is fully equipped including toaster, blender, coffee maker, and more. The bistro table seats 4 and there are 4 bar stools at the breakfast bar. The master bedroom has a king sized bed as well as a private bathroom. The 2 guest bedrooms have a queen size bed. Guest bathroom is located conveniently near the living room and guest rooms. High quality linens are provided for all beds and bathrooms. The condo sleeps eight comfortably. TVs in all bedrooms and free WiFi are just a few of the perks.

If you want to venture out, visit Schlitterbahn, the World’s Best Waterpark in New Braunfels (less than 15 miles away) or spend the day in Gruene, shopping, visiting the wineries or dancing the night away at the infamous Gruene Hall. Natural Bridge Caverns, Wimberly, and the San Marcos Premium Outlets are a short drive away. Canyon Lake is less than 5 minutes away where you can rent boats or jet skis. The whole area is full of small music venues like Whitewater Amphitheater (less Than 5 miles away). Maybe your ideal vacation is all about fly fishing. Did you know that Texas Parks and Wildlife and Guadalupe River Trout Unlimited stock this area each winter with rainbow and brown trout? January and February are prime fishing months here.

**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. There is no grill on premise. No portable grills allowed.
WINTER MONTHLY RENTALS - This unit rents for $1900 per month in the winter months. Please contact New Braunfels Escapes for details.

Wonderful stay!

This condo was lovely! Being on the first floor is so convenient.....you can walk right down to the river. The river right in front of the condo was ankle to knee deep, but a little up or downstream it got much deeper. We took our kayaks upstream and saw several huge trout! Note that this condo is located at least 10-15 minutes outside of downtown New Braunsfels. We loved the quietness, but it's definitely not walkable to any restaurants or shopping. We hope to return this winter!

Best Vrbo ever!!

This condo was better than the description, beautiful decor and location location location!! The river was amazing just steps out your back patio. We will definitely make this trip again. The only reason I gave a 4 star general condition is it did not have a large skillet nor pot holders. It would have been nice to have a grill also. That is the ONLY thing we found and that’s so minor.

A quick getaway with friends

This is a cute well maintained condo in a gated community right on the river. We decided to getaway with friends (4 adults and 4 teenagers) and this was a great place to go. This is a ground floor unit with direct river access. We were able to play corn hole and frisbee right off the patio. The unit itself is very clean and stocked with all the needed essentials. The management company was extremely easy to work with. There were a few light bulbs burned out so we called and they had them replaced within 30 minutes. The property is in a great location with a small grocery store, pizza place, gas station and hardware store within minutes. The tubing companies shut down the weekend we went, but we took our own tubes and were able to put in nearby and float back down to the condo. My only suggestion would be to replace the mattresses in the unit and double check the quality of the bunk beds. My husband and I had the bedroom with the queen size bed and the mattress was not comfortable at all. Our friends were in the master bed and said the same thing about their mattress. The men in the group did say having a grill would have been an added bonus. Other than that the unit worked out great for our group, it was just what we were looking for.

Great family getaway

We rented three condos for a family of fifteen and had a great time The condos were clean and comfortable. One condo did not have grill or toaster and the overall cook ware was lacking. Bring your own fry pan . The property managers were outstanding, helpful and check in was smooth and efficient with full Covid compliance Location was great with easy access to the river.

Just finished up our great weekend stay at this home in a prime location on the Guadalupe River with premium access to the water. Beautiful home that lives up to the amenities listed that also pairs well with Rio Refuge 105 we rented right next door to accommodate multiple families. Great weekend!

Toobing to be Done!

We wanted to be right on the river and this condo did not disappoint. The condo itself was perfect and well supplied for our staycation. The grounds were gorgeous, the security guard was very friendly and highly visible. My husband is recovering from an illness and was not up to physical activity however, he was quite content to be tethered and just float and mingle at this great location.

Great riverfront condo

The condo is perfect, really clean and nicely appointed. Eight of us stayed there for the weekend and had a blast. We loved being on the first floor and being able to walk down the hill to the river.

Can we come back?

We had an amazing time here! The unit was very nicely decorated, open space and very clean. The patio was the highlight and where we spent a majority of the time. Being on the first floor was great so we could just walk right down to the river with our floats. If you are looking for quiet after 10pm this is the place. Super peaceful! The management company was so accommodating with a late check out. Awesome stay for it being our first time to the area! Thanks for having us!
